Part of the bigger Kavanlar group, Kavanlar Construction Ltd specialises in building luxury homes. They have villas, bungalows and apartments with developments at various locations in North Cyprus. A number of sites are under development in the region between Çatalköy and Karşıyaka. Virtually all of the sites are in sight of the sea, some are coastal and others in the foothills of the Kyrenia mountains but still relatively close to the sea. House sizes are mostly large and expressed in the area of living space which may include patio areas, as well as the number of rooms. It is not a system used in the UK so buyers have no standards of comparison. With existing houses there is no problem, you can inspect and see the size for yourself. It is different if you are buying off-plan. Just as a guideline a typical four bed house in the UK with 4 double bedrooms and an integral garage would have a total area of around 180sq m, including the garage. 3 bed detached villa as shown left: This is a medium sized house with three bathrooms, two en-suite, with a total area of 210 sq m including terrace areas. They are well specified and built to a very high standard. A swimming pool for this house is extra, costing around £15,000. Prices start at £146,000 This is just for illustration and there are various designs of 3 and 4 bedroom villas available. 3 bed detached bungalow: There are a number of bungalow designs available; the one shown here offers a total living area of 140sq m including the patio area. The master bedroom has en-suite facilities including a dressing room. The private swimming pool is included in the price which starts at £78,000 A newly started development at Karşıyaka offers 24 three bedroom bungalows with terraces to the front and the rear in addition to a large roof terrace equipped with stone BBQ and pergola. These bungalows share a large communal pool. Prices start at £94,000 3 bed apartments This development at Alsencak has been hugely popular. The apartments offer a spacious living area of 125sq m with a large corner balcony and a further balcony from a bedroom and they share a communal swimming pool. There is an en-suite to the master bedroom. Priced at £59,000 they offer outstanding value. The top floor apartments have the benefit of a roof terrace with pergola and BBQ and are priced at £70,000. Such is the demand for these apartments that phase 1 was quickly followed by a phase 2, 3, 4, 5 and now 6 (yet to start). Apartments are still available on all phases except 1 & 2. Shown here is phase 1, five blocks of six apartments. Buying Off-Plan Kavanlar has a number of small individual plots of land suitable for a house/bungalow with garden.
